Painting Cost in Singapore (2026): HDB, Condo and Office Price List

Painting is one of the cheapest ways to make a flat, shop or office look new, but quotes are hard to compare. One painter prices by flat type, another per square foot, and a third gives a lump sum that may or may not include ceilings, sealer and furniture moving.

This guide sets out what Singapore painting contractors and price guides publish for 2026: whole-unit HDB and condo repaints, per-sqft rates, and office and shop painting. Every figure links to the page it comes from, checked on 12 October 2026. Prices are indicative and shown as each source publishes them. A single room is about S$450–550. Per-sqft rates are quoted at about S$1.70–2.90 for home repaints and S$2–10 per sqft for commercial jobs, depending on preparation and paint grade. Small offices and shop units start from about S$800–2,000. GST may be extra.

Why HDB price lists vary by paint, not by room

TinTin Paint bands its prices by flat size, and the four tiers in each band differ only in the paint: Nippon Matex in white, Vinilex 5000 in one colour, Easywash & Clean in up to four colours, and Ultra Durable in up to four colours. Preparation, furniture covering, patching of small cracks, white ceilings and clean-up are the same at every tier. So for a 4-room flat, the step from S$899 to S$1,599 is mainly the cost of a tougher, more washable paint and more colours.

Per sqft of floor or per sqft of wall?

When a quote is per square foot, ask whether that means floor area or wall area. My Paint Job notes that the paintable wall area of an office is typically about three times its floor area. The same rate applied to wall area can therefore cost about three times as much as one applied to floor area, so make sure every quote uses the same basis.

Office and shop painting

Commercial painting is usually quoted per site after a survey, because height, access and the coatings needed vary so much. Painters such as Painter Plus and Painting Service SG offer after-hours work so a business can stay open, and use low-odour paints. Get Contractor gives a worked example of S$4,000–6,000 for a 1,000 sqft commercial space with standard painting, plus S$200–500 for protective coverings and clean-up and S$500–1,500 or more where scaffolding is needed.

If you are leaving a leased office or shop, repainting to the landlord’s original colour is normally part of reinstatement and is often bundled into one quote with partition, ceiling and flooring work. See our office reinstatement cost guide for the bigger picture. If you are fitting out a new space, painting is one line in the wider office renovation cost, and is usually done after ceiling and electrical work; see our false ceiling cost guide.

What drives painting cost

  • Floor area and wall count: more wall surface means more paint and more labour.
  • Paint grade: basic matt emulsions cost least; washable, low-odour, anti-mould or anti-bacterial paints cost more.
  • Wall condition: cracks, mould, water stains and flaking paint need filling, sanding, sealing or priming first.
  • Colour changes: covering a dark or accent colour with a light one often needs extra coats.
  • Ceilings and height: including ceilings adds area, and high ceilings or void areas may need scaffolding.
  • Furniture and access: an empty unit is faster to paint; occupied homes and offices need moving and covering, and condos and office towers may restrict working hours.
  • Special finishes: limewash, textured or feature walls, wallpaper removal and epoxy floors are priced separately.

What is usually included, and what is not

Package prices such as TinTin Paint‘s include labour, the paint named, furniture moving and covering, patching of small cracks and holes, white ceilings and clean-up. Commercial painters such as Painting Service SG list a site survey, surface preparation and repair, masking and protection, two coats and clean-up. Check whether these are included:

  • ceilings, skirting, doors, door frames and window grilles;
  • a sealer or primer coat, especially on stained or powdery walls;
  • more than two coats for a big colour change;
  • the yard, store room and toilets in a home;
  • after-hours or weekend work, which commercial buildings often require;
  • scaffolding or a work platform for high ceilings;
  • GST, which may not be in the published price.

Painting leaves dust and paint spots, so many owners book a deep clean afterwards; see our post-renovation cleaning cost guide.

Some contractors in our directory who do painting

These contractors are listed in SG Directory and include painting among their services. They are not ranked, and none paid to appear. Descriptions summarise each company’s own website. Ask each for a written quote. For more firms, see our guide to renovation companies.

  • BD Contractors (SG Directory listing · website): direct renovation and reinstatement contractor whose services include painting, partition walls and false ceilings, flooring, electrical and plumbing work.
  • Omni Contractors (SG Directory listing · website): commercial contractor for office and shop reinstatement, including repainting before lease expiry, plus renovation work.
  • Reinstatement & Repair (SG Directory listing · website): reinstatement company carrying out painting, drywall partitions, false ceilings, masonry, plumbing and electrical work for office and retail handovers.

How to get an accurate quote

  1. Share the flat type or floor area, photos of each room and any cracks, stains or mould.
  2. Say which surfaces you want painted: walls only, or ceilings, doors and grilles too.
  3. Name the paint brand and product you want, and how many colours.
  4. For offices and shops, give the building’s permitted working hours and any landlord or management rules.
  5. Ask for a written, itemised quote showing labour, paint, number of coats, preparation and GST, and compare two or three quotes for the same scope.

Red flags

  • A price far below published ranges, which often means a coat, the preparation or the named paint has been left out.
  • A lump-sum quote with no paint brand, product or number of coats.
  • No written warranty; Premium Painting says reputable painters commonly offer 1–2 years against peeling and bubbling.
  • Per-sqft quotes that do not say whether they use floor or wall area.
  • Large cash deposits with no receipt or registered business details.
