Whether you are fitting out a bare unit after signing a new lease or refreshing the office you already have, the quote is normally worked out per square foot, and the range is wide: from a few dollars per square foot for a light refresh to well over S$150 psf for a premium fit-out.

Office renovation cost in Singapore: the short answer
For a full fit-out, most published 2026 figures fall between about S$70 and S$150 per square foot, with premium projects going past S$200 psf. Cushman & Wakefield puts the Singapore average for a collaborative hybrid fit-out at about S$180 psf (around US$140). Light refreshes that keep the existing layout can start much lower, at around S$20–40 psf. Treat these as budgeting ranges, not quotes.

What that means for a 1,000 sq ft office
RH Design & Build says a 1,000 sq ft office will generally range from SGD 80,000 to 150,000, depending on finishes, partitions and M&E. Direct Renovation Contractor gives two different figures on the same page: S$45,000–85,000 for offices under 1,000 sq ft, and S$80,000–150,000 for a 1,000 sq ft renovation in its FAQ. The gap shows how much depends on scope, so use both as a sense-check rather than a target.

What drives office renovation cost
Bare unit or fitted unit
A bare unit needs ceilings, flooring, lighting and M&E before any furniture goes in. A fitted unit lets you reuse partitions, ceilings or lights, which can take a large chunk off the price. Ask your landlord exactly what is handed over before you request quotes.
M&E and fire safety
Electrical, data, air-conditioning and sprinkler works are often the biggest variable. Every new room can mean extra power points, aircon changes and sprinkler or smoke-detector adjustments, and changes that affect fire safety usually need a Qualified Person and approval before work starts.
Partitions and meeting rooms
Open-plan desks are cheap per square foot. Full-height glass rooms, acoustic walls and many small offices push the rate up quickly.
Carpentry and finishes
Reception counters, pantry cabinets, feature walls and storage are where premium budgets go. Carpet tiles and laminate keep costs down; timber, stone and custom joinery do not.
Building rules and working hours
CBD buildings often restrict noisy work to nights or weekends, require lift protection and booking, and hold a renovation deposit. All of this adds labour and admin cost that does not show up in a headline psf rate.
Design fees and project management
Design-and-build firms include design, drawings and project management. If you appoint a designer and contractor separately, budget for both.
What is usually included, and what is not
Most fit-out quotes cover partitions, ceilings, flooring, painting, carpentry, electrical and data points, and basic aircon and fire services changes. Check whether the following are in or out:
- furniture, chairs and workstations (often quoted separately);
- IT, AV, security and access-control systems;
- authority submissions and professional fees;
- building deposits, insurance and after-hours surcharges;
- signage and branding;
- final cleaning before move-in;
- reinstatement at the end of the lease, which is a separate cost.

How long does an office renovation take?
RH Design & Build states on its website that most office renovations take 6–10 weeks from design approval to handover, with offices under 1,000 sq ft taking as little as 4–6 weeks. Building approvals, after-hours restrictions and long-lead items such as glass partitions can stretch this, so plan backwards from your move-in date.
How to get accurate office renovation quotes
- Fix the brief first. Headcount, number of meeting rooms, pantry, storage and any special rooms such as a server room.
- Share the same documents with everyone. Floor plan, landlord handover condition and building fit-out rules.
- Ask for itemised quotes by trade, with quantities, not a single lump sum.
- Ask what is excluded: furniture, IT, submissions, deposits and after-hours work.
- Agree the timeline in writing, including who handles building and authority submissions.
- Get two or three quotes and compare like for like.

- A psf rate far below every other quote, with no itemised breakdown.
- No mention of M&E, fire safety or authority submissions when your layout changes.
- Large deposits upfront with no payment schedule tied to progress.
- Vague wording such as “lighting works” or “carpentry” without quantities.
- No written timeline, defects period or variation process.
