Aircon servicing is one of the most common home and office maintenance bills in Singapore. With units running most of the year, filters and coils clog quickly, and a unit that is not cleaned regularly cools less, uses more electricity and starts to leak or smell.

This guide pulls together the aircon servicing prices that Singapore companies publish for 2026: general servicing, chemical wash, chemical overhaul, gas top-up and annual contracts. Aircon servicing cost in Singapore: the short answer

For a standard wall-mounted unit, published 2026 rates for general servicing run from about S$35 to S$50 for one unit, and the price per unit falls as you add units, to S$16–20 per unit for larger bookings. A chemical wash is around S$80–100 per unit and a full chemical overhaul around S$130–180 per unit. Always check whether a price includes 9% GST and transport.

Example: one-off visits vs a contract

Using Billy Aircon’s published prices before GST, servicing 3 units four times a year as one-off visits would be 4 × S$70 = S$280, against S$240 on its annual contract. With City Cooling’s prices, the same four visits for 2 units would be 4 × S$55 = S$220 one-off, against S$195 on a four-visit contract. The savings are modest, so the bigger benefit of a contract is that visits are scheduled for you.

General servicing vs chemical wash vs chemical overhaul

General servicing

The routine clean: filters washed, coil and blower cleaned, drainage flushed and the unit checked. This is what most homes and offices need every three to four months.

Chemical wash

A deeper clean of the indoor unit using chemical cleaner, without fully taking the unit apart. It is often suggested when there is a musty smell, weak airflow or a unit that has not been cleaned for a long time.

Chemical overhaul

The fan coil is taken down and dismantled, and the parts are soaked and cleaned before reassembly. It costs the most and is usually reserved for heavy mould, persistent leaks or units that still cool poorly after servicing.

Gas top-up

Needed only if the refrigerant is low, which usually points to a leak. Price depends on refrigerant type. A good technician will check pressure first and explain why a top-up is needed.

What drives aircon servicing cost

  • Number of units: the biggest factor, because per-unit prices drop sharply as you add units.
  • Type and size of unit: standard wall-mounted units are cheapest; cassette, ceiling-concealed and ducted units, and larger BTU sizes, cost more.
  • Access: high or hard-to-reach condensers may need extra time or equipment.
  • Property type and location: Billy Aircon, for example, says additional charges apply for landed properties, offices and CBD areas.
  • Condition: a unit that has been neglected may need a chemical wash or overhaul rather than a general service.
  • GST and transport: some prices include them, others do not.

Aircon servicing for offices, shops and F&B

Commercial premises usually run cassette, ducted or VRV/VRF systems for long hours, so they need more frequent servicing and written service records. City Cooling’s commercial page says VRV, VRF, ducted and central systems are quoted per site, that most commercial units need servicing every three to four months, and that its standard commercial servicing rate starts at SGD 80 per unit. Expect a site survey before you get a firm price.

What is usually included, and what is not

A general servicing visit normally covers filter cleaning, coil and blower cleaning, drainage flushing and a basic check. Usually not included: condenser cleaning (City Cooling prices it separately), chemical wash or overhaul, gas top-up, spare parts and repairs. Ask whether the quote includes GST, transport and a workmanship warranty; several companies above offer a 90-day warranty on servicing.

How to get an accurate aircon servicing quote

  1. Count your indoor units and note their type (wall-mounted, cassette, ducted) and brand.
  2. Mention any symptoms, such as leaking, smell or weak cooling.
