But prices vary widely by location, membership type and what is bundled in, and many operators only show a “from” price.
This guide brings together the coworking and serviced office prices that Singapore operators publish for 2026: day passes, hot desks, dedicated desks, private offices and virtual offices. It also shows how a flexible office compares with a conventional lease. All figures are indicative and quoted as each operator publishes them. Coworking space cost in Singapore: the short answer
Published 2026 prices start at around S$50–60 a day for a day pass and S$165–410 a month for a hot desk. Dedicated desks run from about S$350 to S$750 a month, and private offices from about S$800 to S$1,400 a month at the entry level, rising to S$1,750–2,750 or more for serviced offices in premium CBD towers. Check whether prices include GST, meeting-room credits and 24/7 access.

Market ranges
Workcentral’s 2026 cost guide gives these wider market ranges across Singapore operators: hot desks S$128–750 a month, dedicated desks S$400–880 a month, private office suites S$500–1,946+ per desk a month, and day passes S$30–90. As an operator’s own guide, treat these as a rough benchmark.
Example: budgeting for a team of four
Using the published starting prices above: four hot desks at Workcentral would be 4 × S$230 = S$920 a month; four dedicated desks at Servcorp’s Suntec centre would be 4 × S$480 = S$1,920 a month on a 12-month term; and a 4-person private office at WeWork’s 71 Robinson Rd starts from S$2,790 a month. Add GST where prices are quoted before tax, and any extras such as meeting rooms beyond your credits.
Types of flexible workspace, and who they suit
Day pass
Pay per day, with no membership. Good for occasional use or trying a space before committing. Once you use a space more than a couple of days a week, a monthly plan is usually cheaper.
Hot desk
Any free seat in the shared area, on a monthly membership. Suits freelancers and staff who are often out of the office. You do not get a fixed desk or much storage.
Dedicated desk
Your own desk in a shared area, usually with a locker or pedestal. Suits people who come in every day and want a consistent set-up.
Private office
A lockable room for your team, furnished, with shared reception, pantry and meeting rooms. Usually priced per office or per seat on a fixed term.
Virtual office
A business address and mail handling without a desk. Useful for company registration, but check what the address can be used for and what mail handling costs.
What drives coworking cost
- Location: CBD towers around Raffles Place and Marina Bay cost more than city-fringe or suburban centres, as Servcorp’s location-based pricing shows.
- Commitment: month-to-month plans cost more than 6- or 12-month terms.
- Access: business-hours-only access is cheaper than 24/7 access.
- Inclusions: meeting-room credits, printing, mail handling, phone answering and lockers vary by operator.
- Team size: private offices for larger teams can work out cheaper per seat.
- Network access: plans that let you use other centres, locally or overseas, usually cost more.
Coworking vs a conventional office lease
A flexible office looks expensive per seat, but a conventional lease has large upfront and exit costs. CBRE reports Core CBD Grade A rents at S$12.75 per sq ft per month in Q3 2026. On top of rent, tenants usually pay for the fit-out: Cushman & Wakefield puts the Singapore average for a collaborative hybrid fit-out at about SGD 180 psf. At the end of the lease, most tenants must also pay for reinstatement, which the same guide puts at S$20.52–24.37 psf on average.
As an illustration only, a 1,000 sq ft Grade A CBD office at that rent works out to about S$12,750 a month, before service charges, and a fit-out at the average rate would be about S$180,000 upfront. A coworking private office has none of the fit-out or reinstatement cost, but less space and control. For small teams and short horizons, flexible space is often simpler; for larger teams staying several years, a lease can work out cheaper per head. What is usually included, and what is not
Most memberships include furniture, Wi-Fi, utilities, cleaning, a pantry with coffee and tea, and access to shared areas. These are often extra or limited:
- meeting rooms beyond your monthly credits;
- printing and scanning;
- mail handling, parcels and business address use;
- 24/7 or weekend access and aircon outside office hours;
- lockers, storage and parking;
- phone answering and secretarial support;
- GST, which some operators quote before and some after.
How to compare coworking spaces
- Work out how many days a week you, or your team, will actually use the space.
- Shortlist by commute and client access, not just price.
- Ask for the all-in monthly figure, including GST and any service fees.
- Check meeting-room credits against how often you meet clients.
- Read the notice period, deposit and renewal terms.
- Visit at the time of day you would usually work, to check noise and seat availability.
Red flags
- A headline price that only applies to a long commitment or a single location.
- Meeting-room or printing charges that are not listed upfront.
- Deposits or notice periods that are not in writing.
- A business address that cannot be used for company registration when you need it.
- Automatic renewal at a higher rate without notice.
