Pest Control Cost in Singapore (2026): Homes and Businesses

Pest control is one of those costs most people only look up when there is already a problem: cockroaches in the kitchen, termite mud tubes on a door frame, or a rodent sighting in the office pantry. Prices in Singapore vary a lot depending on the pest, the size of the property and whether you need a one-off treatment or a contract.

This guide brings together the 2026 pest control prices that Singapore companies and guides publish, for homes and for commercial premises such as offices and F&B outlets. Every figure is indicative and quoted as its source publishes it. To find licensed providers, browse the Pest Control directory.

What drives pest control cost

The pest

Cockroaches and ants are the cheapest to treat. Bed bugs need thorough, repeated treatment. Termites cost the most because the colony has to be found and eliminated, and good treatments come with a warranty and follow-up inspections.

Size and type of property

A landed house costs more than an HDB flat because there is more area, more entry points and often soil around the building. For businesses, floor area and the number of zones matter.

How bad the infestation is

An early infestation may need one visit. An established colony usually needs several visits, which is why one-off prices can turn into a package.

Treatment method

Gel baiting, residual spraying, drilling and injection, baiting stations and soil treatment all use different amounts of labour and materials.

Contract vs one-off

Regular visits cost less per visit than one-off bookings and help stop problems coming back. For food businesses, a regular programme with service reports is normally expected.

Warranty

Termite and bed bug treatments with longer warranties cost more. Compare what the warranty actually covers and whether follow-up visits are included.

Pest control for offices, shops and F&B outlets

For a business, the real cost of a pest problem is rarely the treatment itself. A sighting in front of customers, a failed audit or damage to stock costs far more. That is why most commercial premises use contracts, with a fixed visit schedule, monitoring stations and written reports after each visit.

When you ask for quotes, give the provider your floor area, type of business, operating hours and any previous problems. For F&B outlets, ask how the contract handles cockroaches, rodents and flies, and how quickly they respond to a sighting between visits. If you are opening a new outlet, see our guide to F&B renovation contractors, since good sealing and drainage during the fit-out make pest control easier later.

Some pest control companies in our directory

These companies are listed in SG Directory. They are not ranked, and none paid to appear. Descriptions summarise each company’s own website.

What is usually included, and what is not

A typical treatment includes an inspection, the treatment itself and basic advice on prevention. Check whether these are included or extra:

  • follow-up visits, especially for cockroaches, bed bugs and termites;
  • warranty period and what happens if the pest returns;
  • monitoring stations, bait boxes or glue traps for contracts;
  • service reports, which businesses often need for audits;
  • after-hours visits, often needed for F&B outlets and offices;
  • proofing work such as sealing gaps, which may be quoted separately.

How to get accurate pest control quotes

  1. Use an NEA-registered company. NEA states that only companies registered as Vector Control Operators can be engaged for vector control work, and their staff must be licensed or certified.
  2. Describe the problem clearly, with photos of droppings, damage or the pest if you can.
  3. Ask for an inspection before a firm price, especially for termites.
  4. Compare the same scope: number of visits, method, warranty and reports.
  5. Get two or three quotes, particularly for termite and commercial contracts.

How to keep pest control costs down

  • Act early. A few cockroaches or a single mud tube are far cheaper to deal with than an established colony.
  • Fix the cause. Seal gaps around pipes and doors, repair leaks and remove standing water, so treatment is not undone.
  • Keep food and waste sealed. In offices and kitchens, clean pantry areas daily and empty bins at the end of each day.
  • Do not disturb termites. Spraying them yourself can scatter the colony and make professional treatment harder.
  • Bundle services. If you need cockroach and rodent control, a combined contract is often cheaper than separate bookings.
  • Read the warranty. A slightly higher price with free follow-up visits can cost less overall than a cheap one-off treatment.

Red flags

  • No NEA Vector Control Operator registration.
  • A low price that covers one visit only when the problem clearly needs several.
  • Termite treatment with no written warranty or follow-up plan.
  • Pressure to sign a long contract on the spot.
  • No service report after each visit for a commercial contract.
