Published 2026 starting prices for a straightforward HDB move run from about S$200–380 for a 3-room flat and S$350–480 for a 4-room flat, with condos from around S$550–580 and landed homes from about S$1,800. Small office moves start from around S$450–600, and larger offices run into the thousands. These are starting points; packing, dismantling, stairs and after-hours work add to them.

What drives moving cost
Volume
The amount you move decides the lorry size, crew size and number of trips. This matters far more than the distance between addresses, since most moves in Singapore are short. A lightly furnished flat may fit in one load, while a fully furnished 5-room flat or landed home often needs a bigger lorry or several trips.
Access at both ends
Lift access, stairs, long corridors and loading bay rules all add time. Condos and office buildings often require service lift bookings, protection and fixed time slots. KakiList notes condo service-lift deposits of around S$500–1,000, usually refundable.
Packing and dismantling
Doing your own packing keeps costs down. Full packing, wardrobe and bed dismantling, and reassembly add labour.
Bulky or delicate items
Pianos, safes, large fridges, artwork, servers and heavy office equipment need extra crew or special handling.
Timing
Weekends, month-end and after-hours moves are in higher demand. Offices often have to move after hours to avoid downtime, which costs more.
Disposal and storage
Getting rid of old furniture or storing items between leases is usually charged separately.

An office move is a project, not just transport. What is usually included, and what is not
A basic moving quote usually covers the lorry, the crew, loading, transport and unloading, and basic furniture wrapping. These are often extra:
- packing materials and full packing service;
- dismantling and reassembly of beds, wardrobes and workstations;
- stairs, long carries and waiting time;
- piano, safe or heavy equipment handling;
- disposal of unwanted items;
- storage;
- insurance beyond basic liability.
How to get accurate moving quotes
- Make an inventory, room by room or desk by desk, with photos of bulky items.
- Give both addresses, floor levels and lift access details.
- Say what you want packed, dismantled and disposed of.
- Ask for a site survey or video call for anything bigger than a small flat.
- Get a written quote that lists the lorry size, crew, trips and add-ons.
- Compare two or three quotes on the same scope.
How to keep moving costs down
- Declutter first. Every item you sell, donate or throw away before moving day reduces volume, and volume drives the price.
- Pack yourself. Boxes, clothes and books are easy to pack on your own; leave fragile and bulky items to the movers.
- Move on a weekday. Weekdays outside month-end are usually easier to book and may be cheaper.
- Sort access early. Book service lifts and loading bays in advance so the crew is not kept waiting, since waiting time can be charged.
- Label everything. Clear labels by room, or by department and desk for offices, speed up unloading.
- Combine jobs. If you also need disposal or storage, ask for one quote that covers everything rather than booking separately.
For an office, the biggest saving usually comes from planning. A clear inventory, an agreed floor plan for the new office and a named contact on the day help the crew finish within the quoted time.
Red flags
- A phone quote with no inventory or survey, which often leads to extra charges on the day.
- A quote that does not say how many movers, lorries or trips are included.
- Large cash deposits upfront.
- No mention of insurance or how damage claims are handled.
- Pressure to book on the spot.
