A cold shower is usually the first sign: the heater trips the breaker, the tank leaks, or the water never gets past lukewarm. Quotes for what looks like the same replacement can range from under S$100 to over S$1,000.
This guide puts the published 2026 prices from Singapore plumbers, electricians and heater retailers side by side, for instant and storage heaters, labour-only and supply-and-install, and for the extra work that often pushes the bill up. Every figure links to the page it comes from, checked on 14 October 2026. Prices are indicative and shown as each source publishes them, not averaged. Water heater installation cost in Singapore: the short answer
If you already have the heater and are swapping it at the same spot, published labour prices start at about S$60–130 for an instant heater and S$120–220 for a storage heater. Supply and install, with the heater included, is about S$220–600 for an instant heater and S$350–800 or more for a storage heater, depending mostly on brand and tank size. A new heater point costs more: a new circuit or power point adds about S$120–450, and concealed or ceiling installs start from about S$1,200 at one company.

Why two quotes for the same heater can look so different
Most of the gap is whether the heater itself is in the price. FixMove puts it plainly: its like-for-like instant replacement is from S$120 if you supply the unit and from S$450 with a mid-range unit supplied, with the same labour in both. The second cause is the point. A new point, a moved heater or a tank above a false ceiling needs more labour, and sometimes an electrician as well as a plumber. Compare install-only with install-only and supply-and-install with supply-and-install.
Instant or storage heater: what it means for cost
An instant heater warms water as it flows, so it is compact and suits a single bathroom with a hand shower. A storage heater keeps a tank ready for rain showers and two outlets at once. RK E&C notes that the instant heater draws a higher current, so the circuit, cable and isolator have to suit it, while the storage tank is heavier and needs wall space above the shower. FixMove adds that a multipoint heater, a powerful tankless unit for several bathrooms, needs a heavier dedicated circuit, and some older HDB distribution boards need upgrading first.
Switching type usually costs more than a like-for-like swap. SG QuickFix notes that moving from instant to storage usually means new hot-water pipes by a licensed plumber and sometimes a new circuit.
Who is allowed to do the work
Under PUB rules, handymen without a licence may do a short list of simple plumbing works, including replacing or removing the pipe between a stop valve and an instantaneous water heater. Other water service work must be done by a PUB Licensed Plumber, and PUB treats relocating an existing storage heater and laying new pipes from one as minor water service works for a licensed plumber. On the electrical side, a new circuit, a moved isolator or any new wiring must be done by a Licensed Electrical Worker under EMA rules. FixMove also points out that EMA says a water heater should never be plugged into a standard 13A three-pin socket.
For per-job plumbing rates, see our plumber cost guide; for new circuits and LEW fees, see the electrician cost guide and, for older flats, the rewiring cost guide.
Water heaters for offices, shops and F&B
Office pantries, clinics and F&B outlets use the same heaters, but jobs are usually quoted after a site visit. AOT says commercial premises may involve PUB-notifiable works and often need work outside business hours, and puts commercial minor repairs from S$200. Its published after-hours surcharges run from +S$50 on weekday evenings to +S$100–150 on public holidays. Trizone Electricals installs storage, instant and heat pump heaters in commercial units. If the heater is part of a new fit-out, it is one line in the wider office renovation cost.
What drives the cost
- Heater supplied or not: the unit is often the biggest part of the bill.
- Type and size: storage tanks cost more to fit than instant heaters, and larger tanks more than small ones.
- Existing or new point: reusing the pipes and isolator is cheapest; a new point needs extra plumbing and electrical work.
- Access: tanks above a false ceiling, at height or with corroded fittings take longer.
- Electrical capacity: a new circuit, isolator or a distribution board upgrade adds cost.
- Timing: evening, weekend and urgent jobs carry surcharges.
- Fees: GST, and at one company a S$10 fuel surcharge per visit.
What is usually included, and what is not
A basic installation at Home Genie covers dismantling and disposing of the old heater, fitting the new unit at the existing electrical and water points, and a leak check and working test. Often charged separately:
- the heater itself, unless agreed;
- new wiring, a new isolator or a new circuit;
- new or concealed pipework, or moving the heater;
- false ceiling access and making good afterwards;
- disposal of the old unit, at some companies;
- after-hours surcharges and GST.
If the tank sits above a false ceiling, an access panel makes the next replacement much easier; see our false ceiling cost guide.

How to get an accurate water heater quote
- Send photos of the current heater, its rating label, the isolator switch and the pipes.
- Say whether you will supply the heater or want it supplied, and give the brand and size if you have chosen one.
- Say whether it is a like-for-like swap, a change of type or a new point.
- Mention a false ceiling, high mounting or a commercial building with access rules.
- Ask whether disposal, the relief valve, GST and any after-hours surcharge are included, and compare two or three written quotes.
Red flags
- Plugging the heater into a 13A three-pin socket instead of a dedicated point.
- No licensed plumber for new pipework or for moving a storage tank.
- No Licensed Electrical Worker when new wiring or a new circuit is involved.
- A quote that doesn’t say whether the heater is included.
