It is easy to underestimate, because the cost depends on everything that was built during your fit-out, and the work must be finished before the lease expires.

What that looks like for a real office

Two of the contractors publish worked examples. REINSTATE.by MCSG says a 3,000 sq ft office with a medium fit-out often lands around S$24,000–54,000. Express Reinstatement gives an illustrative 2,000 sq ft office with eight drywall partitions, two glass meeting rooms, a false ceiling throughout, carpet tiles and four fan coil units at S$14,000–22,000. The gap between those two examples shows why a site visit matters more than any per-square-foot rate.

What goes into a reinstatement quote

A good quotation is broken down by trade so you can see where the money goes. As a reference point, Express Reinstatement publishes these indicative item rates:

Use this to sense-check quotes, not to build your own. If one quote leaves out disposal, touch-ups or final cleaning, it is not cheaper; it is incomplete.

What drives office reinstatement cost up or down

How much was built during the fit-out

This is the single biggest factor. An open-plan office with carpet tiles and a few drywall partitions is quick to strip. Full-height glass rooms, built-in carpentry, feature walls and a dense layout of small rooms all add labour and disposal.

M&E and fire services

Tenant-added lighting, power and data points, extra air-conditioning units and ducting all have to be disconnected and removed. Any changes to sprinklers or smoke detectors have to go back to the base-building layout, which is specialist work and often the most expensive part of the job.

Raised floors, ceilings and server rooms

Raised access floors, under-floor cabling and server rooms take time to dismantle. Ceilings vary too: some landlords want the original grid and tiles reinstated, others want the slab exposed.

The wording of your lease

“Bare shell” and “original handover condition” are not the same thing. If the unit was handed to you with a ceiling and carpet already in place, restoring that condition can cost less than stripping to bare shell. Read the clause before you ask for quotes.

Building rules, access and disposal

Many buildings only allow noisy hacking after office hours or at weekends, which adds labour cost. Lift booking, lift protection, loading bay slots and approved debris routes all affect how fast a crew can work, especially on high floors.

Your deadline

A rushed job costs more. Missing the deadline is worse: REINSTATE.by MCSG notes that landlord-engaged reinstatement, if you fail to finish in time, is often 1.5–2 times its standard rates, on top of any holding-over rent.

What landlords usually require

The scope is set by two documents: the reinstatement (or “make good”) clause in your tenancy agreement, and any handover checklist the landlord or managing agent issues. Typical requirements include:

  • removing partitions, glass fronts, built-in carpentry, signage and other tenant additions;
  • restoring ceilings and floors to the specified condition;
  • returning lighting, power, data, air-conditioning and fire services to the base-building layout;
  • patching and repainting walls in the landlord’s specified colour;
  • clearing all debris and cleaning the unit before a joint inspection.

Building management will usually also want a permit-to-work application, your contractor’s details and work programme, and sometimes a deposit, before work starts. Some works may need statutory approval as well. BCA publishes a list of building works that do not require plan approval, and changes affecting fire safety systems may need separate approval, so ask your contractor to confirm what applies before work is scheduled.

If the landlord or incoming tenant wants to keep part of your fit-out, such as a partition layout or flooring, you may only need a partial reinstatement. Get that agreement in writing before work begins.

REINSTATE.by MCSG says the works themselves typically take 1–3 weeks for most offices. Both are contractor statements, so use them as a guide and plan backwards from your lease expiry:

  1. Start early. Time lets you compare quotes properly and avoid rush surcharges.
  2. Clarify the standard. Confirm whether the lease requires bare shell or original handover condition.
  3. Ask about leaving items. If the next tenant wants your partitions or pantry, the landlord may waive their removal.
  4. Compare like for like. Give every contractor the same clause, checklist and drawings, and ask for itemised quotes.
  5. Check what is excluded. Disposal, permits, after-hours work and final cleaning should be in the price or clearly listed as extras.
  6. Do not miss the deadline. Landlord-engaged works plus holding-over rent is the most expensive way to make good.
