Partitions decide how an office works: how many rooms you get and how much noise travels across the floor. They also vary more between quotes than most items, because a board wall, a frameless glass room and a demountable system can differ several times over for the same length of wall.
This guide puts published 2026 partition prices in Singapore side by side: board and glass partitions, glass doors, demountable systems, workstation partitions, desk dividers and removal at lease end. Every figure links to its source, checked on 17 October 2026, and is shown as published, not averaged. For the whole fit-out budget, see our office renovation cost guide.
Office partition cost in Singapore: the short answer

What drives partition cost
- Material: board is cheapest, framed glass costs more and frameless or double-glazed glass the most. Office:reno prices double-glazed office glass at S$180–260 psf against S$120–180 for single glazing.
- Acoustic performance: insulation and extra boards add cost. RKEC lists Rockwool at +S$3–6 psf and double boarding at +S$5–10 psf.
- Fire rating: fire-rated board costs more than standard board; Plasterceil starts 1-hour walls at S$6 psf and 2-hour walls at S$9 psf.
- Height and layout: walls that run to the slab cost more than walls that stop at the false ceiling, and corners take longer than straight runs.
- Doors and services: each door, socket, data point or card reader adds frames, hardware and labour.
- Working hours: buildings that limit noisy work to nights or weekends push up labour cost.
What is usually included, and what is not
A partition rate normally covers the stud frame, boards or glass, fixing and basic finishing. Hock Star includes taping, plastering and one coat of paint in its gypsum rate, while RKEC prices a wall ready for paint and lists doors, insulation and double boarding as extras. FixMove prices door systems and privacy film separately from the glass. Often charged separately:
- doors, locks and closers;
- insulation and double boarding;
- painting or laminate finishes;
- power and data points in the wall;
- sprinkler, smoke detector and aircon changes;
- building submissions, deposits, after-hours work, disposal and GST.
Ceiling, painting and floor work around new partitions is covered in our false ceiling, painting and flooring cost guides.
Partitions for offices, shops and commercial premises
In a commercial building, partitions usually need landlord or MCST approval before work starts, under the building’s fit-out manual. FixMove notes that no glass partition is automatically BCA or SCDF compliant: it depends on the building, use and escape routes. Design Bureau says SCDF requires fire-rated partitions in some places, such as walls separating escape routes or enclosing fire-hazard rooms. New rooms can also mean moving sprinklers and smoke detectors, which our office renovation guide prices.
Offices and malls often allow noisy work only after hours. Fortified offers phased or after-hours installation for live offices and for retail units working around mall trading hours, and Design Bureau puts the off-hours labour premium at 15–25%. For shops, see the retail shop renovation cost guide.
Plan for the end of the lease too. Most landlords want tenant partitions removed, and reinstate.sg prices drywall removal at S$30–80 per square metre, with glass removal higher. GetContractor Reinstatement lists removal and hacking of wall partitions in its reinstatement scope. See our office reinstatement cost guide.

How to get an accurate partition quote
- Send a floor plan marking each partition and whether it runs to the ceiling or the slab.
- Say what each room is for, so the contractor can propose the right acoustic or fire rating.
- Specify board type, insulation, glass thickness, framing and any film.
- List the doors, sockets and data points in each wall.
- Share the building’s fit-out manual and ask whether submissions, disposal and GST are included.
Red flags
- A per-sq-ft price with no board, glass or height specification.
- No mention of fire rating for walls near escape routes or risers.
- Glass partitions quoted without door hardware.
- Starting work before the landlord or MCST has approved the plans.
- No written scope, warranty or company details.
