Water Leak Detection Cost Singapore (2026): Price Guide

The water bill jumps, the meter keeps turning with every tap shut, or a brown stain spreads across the ceiling. Before anyone can fix a hidden leak, someone has to find it, and that search is often a separate charge from the repair itself.
This guide puts the published 2026 prices for water leak detection in Singapore side by side: a plumber's call-out, concealed pipe investigations, thermal and acoustic surveys, ceiling leak assessments, and the repairs that usually follow. Every figure links to the page it comes from, checked on 24 October 2026. Prices are indicative and shown as each company publishes them, not averaged. Water leak detection cost in Singapore: the short answer
For a simple job, a plumber's visit with an on-site diagnosis starts at about S$60–100, and some companies absorb the call-out into the repair bill if you go ahead. A concealed pipe leak investigation is published from about S$150–180. Surveys with thermal imaging are quoted at about S$250–500, an ultrasonic survey of one toilet at S$350–800, and a full survey of a landed house or commercial unit at S$500–1,500 or more. The repair, any hacking and re-tiling, and waterproofing are usually charged on top.

Why detection and repair are priced separately
A plumber can't quote a fixed repair price for a pipe nobody can see. Fix It Papa explains the split plainly: it quotes concealed pipe detection from S$150, then gives a flat repair price only after the source is confirmed. SG QuickFix works the same way, ending its investigation with written findings and a repair quote. Treat the detection fee as the price of an answer, not of the fix.
How leaks are found, and what each method costs
Most investigations start cheap and only move to equipment when the simple checks fail. SG QuickFix lists its steps: rule out cisterns, taps and hoses, run a water meter test with everything shut, isolate pipe runs one at a time, and take moisture readings. If the PUB meter keeps moving with every outlet off, water is escaping somewhere on your side of the meter.
- Meter and pressure tests: show whether there is a leak and roughly which pipe run it is on. They are usually part of a basic visit.
- Acoustic or ultrasonic listening: picks up the sound of water escaping from a pressurised pipe. GetPlumber.sg uses acoustic and pressure testing for concealed leaks. Fix It Papa notes it works best on pressurised metal pipes and is weaker on PVC and drainage pipes.
- Thermal imaging: shows temperature differences where damp has spread. FixMove points out it isn't an X-ray: it maps the wet patch, which can sit some distance from the pipe itself.
- Moisture meters: confirm how far damp has travelled through a wall, floor or ceiling, and are used before and after a repair.
The more methods a job needs, the higher the bill, which is why published thermal and ultrasonic surveys cost several times a basic visit.
Ceiling leaks in HDB flats: who pays
A stain on your ceiling usually comes from the flat above, often a bathroom floor whose waterproofing has failed. HDB says flat owners are responsible for the upkeep of their flats, and leaks from common property go to the Town Council. For leaks through the slab between two flats, Fix It Papa quotes HDB's Goodwill Repair Assistance scheme, under which HDB pays 50 per cent of the repair cost and the upper and lower flat owners share the rest. Note that SG QuickFix excludes inter-floor slab leaks between HDB flats from its investigation price, so check with HDB before paying for a private survey. In condos the managing agent or MCST is usually the first call when the source may be common pipes.
Once the source is fixed, the ceiling still needs drying and making good. See our painting cost guide for repainting, the false ceiling cost guide if boards need replacing, and the toilet renovation cost guide if the bathroom above needs new waterproofing.
Leaks in offices, shops and F&B outlets
Commercial units have longer pipe runs, false ceilings and building rules on when work can be done, so most companies quote them after a site visit. HomeFixSG prices commercial and thermal jobs on a custom quote, and the SWC Consultancy guide puts comprehensive surveys for commercial properties at S$500–1,500 or more. If the leak may come from the landlord's riser or a unit above, tell the building management before the plumber arrives.
What drives the cost
- Visible or concealed: a dripping joint takes minutes; a pipe inside a wall or under tiles takes testing.
- Method: thermal and ultrasonic equipment costs more than a meter test and moisture readings.
- Size and layout: homes with many pipe runs or no isolation valves take longer, as SG QuickFix notes.
- Pipe type: acoustic detection is less reliable on PVC and drainage pipes, so more checks may be needed.
- Report: a written report for an insurer, MCST or neighbour may be extra or included.
- Timing: urgent and after-hours visits carry fees, and at one company a S$10 fuel surcharge applies to every visit.
What is usually included, and what is not
SG QuickFix's concealed leak investigation covers ruling out fixtures, the meter test, isolating pipe runs, moisture readings, findings and a repair quote. Usually charged separately:
- the repair itself, once the leak is found;
- hacking walls or floors to reach the pipe, and re-tiling afterwards;
- waterproofing a bathroom floor;
- ceiling repair and repainting;
- urgent or after-hours fees and GST.

Some plumbers to ask about a water leak
GetPlumber.sg is a featured partner; the others are not ranked and none paid to appear. Descriptions summarise each company’s own website and public BCA records.
- GetPlumber.sg (SG Directory listing · concealed leak detection): PUB-licensed plumbing for homes and commercial premises, finding concealed leaks with acoustic and pressure testing, with a call-out from S$100 that includes the on-site diagnosis and is typically absorbed if you go ahead with the repair.
- Feng Plumbing (SG Directory listing · website): plumbing and sanitary, gas and minor sewer works for residential, commercial and institutional projects since 2000, registered with BCA for Plumbing & Sanitary Works.
- Fidecs Engineering (SG Directory listing · website): M&E contractor covering plumbing and sanitary, fire protection and ACMV systems, more suited to commercial buildings than a single flat.
- One Centum (SG Directory listing · website): general building contractor registered with BCA for building, civil engineering and plumbing and sanitary works.
How to get an accurate leak detection quote
- Turn off every tap and check whether the water meter still moves. Say so when you ask for a quote.
- Send photos of the stain, the damp patch or the wet floor, and of the bathroom or kitchen above or beside it.
- Say whether it is an HDB flat, condo, landed house or commercial unit, and how old the pipes are if you know.
- Ask whether the price covers detection only or also the repair, and whether the call-out is waived if you go ahead.
- Ask which methods they will use and whether a written report is included, then compare two or three written quotes.
Red flags
- Hacking tiles or walls before any test has narrowed down where the leak is.
- A fixed repair price quoted before the source has been found.
- Thermal images presented as proof of exactly where a pipe has burst.
- No PUB Licensed Plumber for work on the water supply pipes.
- A quote that doesn't say whether hacking, re-tiling and waterproofing are included.
Water leak detection cost: FAQ
How much does water leak detection cost in Singapore?
On the pages above, a basic visit starts at about S$60–100, a concealed leak investigation at about S$150–180, thermal imaging at S$250–500 and an ultrasonic survey of one toilet at S$350–800. Large landed and commercial surveys run S$500–1,500 or more.
Is the detection fee deducted from the repair?
Sometimes. GetPlumber.sg says its call-out fee, from S$100, is typically absorbed into the invoice if you go ahead with the quoted repair. Ask before booking, because many companies charge detection separately.
How do I know if I have a hidden water leak?
Turn off every tap and appliance and watch the water meter. If it keeps moving, water is escaping somewhere. Damp patches, peeling paint, a musty smell and a rising water bill are other signs.
Who pays for a ceiling leak in an HDB flat?
Flat owners are responsible for their own flats, and leaks from common property go to the Town Council. For leaks through the slab between two flats, HDB's Goodwill Repair Assistance scheme pays half the repair cost and the two owners share the rest.
Can a leak be found without hacking the floor?
Often, yes. Meter tests, isolating pipe runs, acoustic listening, thermal imaging and moisture readings can narrow it down first. Some hacking may still be needed to reach and repair the pipe once it is found.
